Our Services At The Private Exchange Group, we provide 1031 exchange intermediary services for real estate investors. Our service allows them to take advantage of the capital gains tax deferral as provided for by IRC Section 1031 when they sell qualified investment real estate. Here are our fees: Basic Exchange: $1,500.00 This refers to a simultaneous or delayed forward exchange that has one sale and 2 purchases. Pick your bankTM $500.00 With this program, the investor can pick the banking institution where their money is escrowed during the 1031 exchange process. The investor will not have constructive receipt of the funds. Extra FDICTM: $500.00 For larger deposits, this program gives an investor the ability to spread their 1031 exchange money over several different banks, thus keeping the individual deposits under the current FDIC limits. Note: Due to the logistics involved, this program requires extra time to fund closings. Please contact us for more information.
More for your money: Since providing 1031 exchange services involves more than just escrowing money and processing paper, here is a more detailed list of what we provide for our clients with each exchange: We provide personal representation(1) by working with the investor and/or their team before the closing and throughout the entire process (up to 180 days). We coordinate a minimum of two real estate transactions which include the sale of one property and purchase of the replacement (we've actually coordinated 22 transactions on one exchange). We prepare the necessary IRS required paperwork for each transaction. We include all banking fees and setup charges in our fees. We provide and maintain the temporary escrow account for the proceeds of the sale. We provide easy access to account balances and provide POD for banks upon request. We record the 45-day identification documents. We provide optional flexibility and security for the investor by offering increased FDIC protection up to $3M with the ISASM Program(2) We maintain copies of the closing documents as required by the IRS. We can provide representative assistance at real estate closings. We provide national coverage for all types of exchanges. We provide full training for Investors, Real Estate Professionals and staff.

- Access is limited to a free 15 minute consultation within investor and/or their team. Fees will be determined by time, complication and/or transaction and as such will be determined on a case by case basis. In all cases, the client will know up front as to the costs required.
